Code violation remediation
A code violation doesn't go away on its own. Fines can keep adding up, liens can attach to the property, and an open case can stop a sale, a refinance or your next permit. We find out exactly what the city or county is citing, build the plan to fix it, and see it through to a closed case.
Who this is for
- Homeowners with a notice of violation or an unsafe structure notice
- Buyers and sellers who found open violations in a lien search
- Landlords and property managers with cases across several properties
- Businesses cited over signage, use or occupancy
How we handle it
Review the notice
We pull the case, the property's permit history and any recorded liens, so we know exactly what's being cited.
Plan the fix
We decide the fastest legal path: new permits, after-the-fact permits, drawings, repairs or a hearing.
File and follow up
We submit the paperwork, schedule inspections and stay on the inspector and case officer until it moves.
Close the case
We confirm the violation is closed on the record and, where the jurisdiction allows it, help you request a fine or lien reduction.
Questions we hear
Can you get my fines reduced?
Many Florida cities and counties let owners request a fine or lien reduction once the violation is corrected. Whether you qualify depends on the jurisdiction and the case history. We'll tell you after reviewing your file.
Will I have to tear out the work?
Not always. If the work can be brought up to code, it can often be permitted after the fact instead of removed.
How do I know if my property has open violations?
A lien search or the jurisdiction's online records will show them. Send us the address with your quote request and we'll look it up as part of our review.
