Retroactive permits for unpermitted work

No permit? No problem!

Added a room, converted a garage or built an accessory dwelling unit without a permit? If the work meets minimum code, it can often be legalized with a retroactive permit, without demolishing it and starting from scratch. We handle the building department, the documents and the inspections, and if you need a licensed contractor, an architect or an engineer, we have them covered too. Everything under one roof, so there's no chasing different contractors.

Who this is for

  • Garage conversions, additions and enclosed patios
  • Emergency storm repairs done before a permit was pulled
  • Accessory dwelling units and efficiencies
  • Remodels that moved walls, plumbing or electrical
  • Buyers who found unpermitted work during inspection

How we handle it

  1. Zoning check

We meet with the planning department for an over-the-counter zoning review. If the work doesn't meet minimum code, we tell you what has to change.

  2. Plans

Our architects and engineers draw and certify the plan set the department needs, such as site, floor and electrical plans. No need to find your own.

  3. Plan review

We submit the plans for review, respond to comments and get the retroactive permit issued.

  4. Inspections

Inspectors check foundations, framing, electrical, HVAC, mechanical and insulation, and may ask for corrections. We schedule and manage each one.

  5. Final and closeout

Once the final inspection passes, the permit is closed and, where required, a Certificate of Occupancy or Completion is issued.

Questions we hear

Do I need to find my own contractor, architect or engineer?

No. We have licensed contractors, architects and engineers covered, and we manage them for you. Everything is under one roof, so you deal with one team instead of chasing several.

Will unpermitted work affect a sale?

It often comes up in the buyer's inspection or lien search, and lenders and insurers may ask about it. Legalizing it before you list removes the question.

What if the work doesn't meet code?

Then it needs changes before it can be permitted. Inspectors may ask to open walls to see framing, wiring or plumbing. We tell you up front what to expect.

How long does it take?

It depends on the jurisdiction and the scope, and plan review alone can take weeks in busy departments. We give you a realistic timeline after reviewing your property.
